Miraflores is not the oldest neighbourhood in Lima, but it is one of its most active and representative centres. A cultural and social centre of the capital, it concentrates some of the most exclusive enclaves for the establishment of businesses, commerce and high-level housing. In this context, the project is conceived as a new urban landmark, capable of combining these values and becoming a new attraction for the district and the city.
The plot is located on the corner of Avenida José Pardo and Calle Atahualpa, in a privileged location in the district, very close to Kennedy Park: a neuralgic point of meetings and urban activity.
The programme is organised around three major pieces: a 4-star superior hotel with 267 rooms, a shopping centre and an office building. This distribution is structured through a clear and expressive volumetric strategy: a large commercial base on the ground floor and lower levels, above which emerge two independent volumes housing the hotel and offices.
The building, with a height of 60 metres, presents a sculpted volumetry that opens up towards the city, favouring the ventilation and natural lighting of its spaces. From the ninth floor upwards, the volume is fragmented into two towers rising in parallel. This gesture not only adds dynamism to the complex, but also gives each of the uses its own identity: two autonomous and complementary architectural pieces that function as urban landmarks. Better two icons than one.
