Mediterranean life in southern Europe's most up-and-coming capital city

Octavia emerges as an urban piece that redefines the relationship between the city and the sea. Strategically located on the front line of the new development in the PAM-LO.2 area in Malaga, the project is not limited to complying with urban planning regulations, but seeks to democratise sea views and spatial quality as essential values of contemporary living. The building, with its 44 dwellings, commercial premises, garages and storage rooms, is the result of a careful volumetric operation that fragments and staggers the built mass, guaranteeing views and optimal conditions for each dwelling.

The formal strategy takes the form of a controlled alternation of terraces and pergolas that generate a dynamic façade, sculpted by the rotation and subtle displacement between floors. These perimeter elements, in addition to acting as sun screens and giving the building its own visual identity, structurally optimise the proposal through the configuration of perimeter compression rings. The result is a rich volumetric composition that balances visual lightness and structural efficiency.

Inside, a large central void covered by a glass enclosure organises the communal space, providing natural lighting, visual spaciousness and a distinctive character to the internal circulations. This central atrium acts as the heart of the building, transforming the conventional distribution space into an area of luminous transition between the city and the domestic sphere.

Materially, the building expresses itself clearly: a dark extruded stoneware skin envelops the building, contrasting with the white polymer concrete elements that delineate the terraces. This chromatic duality underlines the compositional strategy and brings formal elegance to the whole.

In short, Octavia is presented not only as a residential complex, but as a model that fuses urban sensitivity, sustainability and architectural excellence, generating a habitable, permeable space that is deeply connected to the place and to the daily experience of its inhabitants.

Octavia does not look at the sea, it incorporates it into every home.

Octavia is a sensitive urban piece that transforms the daily relationship between the city and the sea in Malaga. Faced with a coastline in constant development, this building is committed to democratising views and spatial quality through a fragmented volumetry that adapts to the site, generating luminous and permeable spaces.

A façade that moves without shifting: subtle rotations that dynamise the volume.

A central atrium that turns access into experience and light into architecture.

The interior design of the Octavia homes is inspired by the very essence of the Malaga landscape, bringing the calm and warmth of nature into the domestic space. Pure wood, organic textiles and the subtle presence of ceramics and glass create an atmosphere that invites serenity. This atmosphere, based on neutral tones and sincere textures, generates spaces where architecture is not only lived, but also breathed.
