The new Kaubamaja is conceived as an ascending building that connects the scale of Tallinn's historic centre with that of the contemporary city. Its stepped volume integrates terraces and green roofs, creating an active fifth façade that dialogues with the surrounding buildings and offers new views towards the old city.
The project is articulated through two large atriums open to the street, conceived as urban windows that show the interior life of the building. These spaces, connected by a three-dimensional glass void, transcend the idea of a shopping centre to become places for meeting, art, leisure and social interaction.
The architectural identity is reinforced by a play of materials that distinguishes each part of the complex: aluminium panels for the commercial areas, glass in the public and communication areas, and a curved glass façade for the office building, which brings a technological and vibrant character to the complex.
